Who we are as a buyer

A principal, not a middleman.

When Kumo buys, Kumo is the owner. We are not assigning contracts, raising a fund, or marketing your property to someone else. Decisions are made by the partners who put up the capital, which means a straight answer on fit, realistic timing, and a closing coordinated by the same team that runs Kumo Title.

We are selective on purpose. A property has to have a credible use case, a bounded improvement scope, and a clear reason Kumo has an advantage beyond simply having money. When those line up, we move with discipline and keep our word.

  • Owner-occupied business property, including sale-leaseback situations
  • Properties with a defined problem to solve: condition, access, layout, occupancy, entitlement, or title

Is it somewhere we understand?

Central Texas submarkets where we know demand, can visit the property, and can operate efficiently after closing.

Is there a credible use?

A demand story we can verify before acquisition—not a hope that the market will sort it out later.

Is the improvement bounded?

A defined scope: condition, access, utilities, layout, occupancy, entitlement, or another problem with edges we can see.

Is the risk manageable?

Physical, environmental, title, carrying, and execution risk that can be identified, priced, and controlled.

Does the math work in the downside?

A realistic hold and/or sale case with explicit return hurdles and an honest look at what happens if we are wrong.

Does Kumo bring an advantage?

Operating knowledge, title expertise, relationships, or a plan for the property that a generic buyer would not have.

How it works

From first look to closing.

You will know where your property stands at every step. If the answer is no, we will say so early and tell you why. If it is yes, the path to closing is coordinated by people who do this for a living.

  1. Share the property. Use the form below or email us. Address, property type, and a short description are enough to start.
  2. Initial fit review. We compare the property to our screen and respond with a clear yes, no, or questions—typically within a few business days.
  3. Property-specific diligence. Site visit, title review, survey and access, utilities, condition, environmental, and use feasibility as appropriate.
  4. Investment committee decision. The partners decide together. Every purchase carries a downside case and defined exit alternatives.
  5. Agreed terms and execution. A written contract, a coordinated closing, and a clear plan for the property the day after.

What to expect from us

Straight answers. Real money. A plan for the property.

Sellers and brokers tell us the same thing: they want to know quickly whether a buyer is serious, whether the capital is real, and whether the closing will actually happen. Kumo is founder-funded, so there is no outside investor committee to wait on and no financing contingency to worry about unless we tell you otherwise up front.
