Title & closings
What does Kumo Title actually do?
We coordinate the title and settlement process for residential and commercial real estate transactions in Austin and Travis County: organizing the file, examining title materials and requirements, tracking open items to resolution, and coordinating documents, signatures, funding, recording, and post-closing follow-through.
What is title insurance?
Title insurance is designed to protect against certain covered title defects and claims. In Texas, title insurance premium rates are promulgated by the state, so companies compete on service and execution rather than price. Your Kumo Title contact can explain the title commitment and available policy options for your transaction.
Who chooses the title company?
It depends on the contract and the transaction. Ask your real estate professional or legal adviser if you are uncertain about your rights or obligations—and let us know early if you would like Kumo Title to handle the closing.
How long does a closing take?
Timing varies with the transaction, financing, title requirements, and the parties’ readiness. We establish a closing plan at the start, give you a named contact, and communicate changes as they arise—so you are never guessing.
How do I start a closing?
Closing intake is not yet open. Kumo Title is in development and is not currently accepting title orders, closing instructions, escrow funds or transaction documents. You can ask about the future launch and we will let you know when operating details are published.
How do you protect me from wire fraud?
Never rely on new or changed wiring instructions received only by email. Independently verify instructions by calling a trusted phone number before sending funds. Kumo Title will never pressure you to wire money quickly or change instructions at the last minute.
Selling a property to Kumo
What types of property does Kumo buy?
Land, commercial and industrial buildings, owner-occupied business property (including sale-leasebacks), and select residential property—in Central Texas, with a credible use case and a bounded improvement scope. See our acquisition screen.
Are you a wholesaler or an investor group?
Neither. Kumo is a principal buyer using founder capital. We do not assign contracts, raise outside funds, or market your property to other buyers.
Do you work with brokers?
Yes. We review both direct-seller and brokered opportunities and respect the broker relationship throughout.
What should I send?
Address and property type, a survey or site plan if available, current use or rent roll (redacted is fine at first), known condition or title issues, and your timing. The Submit a Property form covers the basics.
How quickly will I hear back?
We aim to respond with a clear yes, no, or questions within a few business days of receiving enough information to evaluate fit.
Business space & tenants
What kind of space does Kumo own?
Practical commercial and industrial property in Central Texas: industrial and flex space, small commercial buildings, land and outdoor storage, and repositioned owner-occupied properties. Current availability is published on the Properties page.
Do you use written leases?
Always. Our leases are written, commercially reasonable, and enforceable—including any related-party leases, which are handled at arm’s length.
How do I submit a maintenance request?
Send a written request with the property address, a short description, photos if helpful, and any access constraints. Mark safety-related issues urgent. For emergencies, contact local emergency services first. Details are on the Tenant Solutions page.
Can Kumo help with build-out and move-in?
Where offered, yes: requirements discovery, a defined move-in plan, and coordination of layout, tenant improvements, utilities and connectivity, access systems, and signage through qualified providers.
