Role clarity
You will always know which hat Kumo is wearing.
Because we do more than one thing, we are careful to say which role we are playing in any given conversation: title and settlement provider, principal buyer, or landlord. Each business stands on its own customers, economics, and accountability.
Confidential title information is never used as a prospecting feed for acquisitions. Tenant information is used to serve the tenancy. Investment diligence does not touch the neutrality expected in unrelated title work. Our systems and permissions are built to keep it that way.
How we operate
- Written agreements. Leases, contracts, and commitments are documented and commercially reasonable.
- Clean records. Separate accounts and books; a decision trail that stands up over time.
- Conservative reserves. Maintenance and capital realism over short-term optics.
- Capital discipline. Every project is judged after acquisition, carrying, improvement, and transaction costs—and the opportunity cost of founder capital.
- Partner decisions. Acquisitions, sales, borrowing, and major commitments require the partners’ unanimous consent.
